After completing the bidding process and elimination competing contractors, you are ready to give us the opportunity to work in your community. Thank You! Here is what most likely happens next:

  • Contractor Interview- we meet with you and the Board for a chance to answer any questions pertaining to the upcoming project (details, budget, material information, etc.)
  • Pre-Construction meeting – we arrange another meeting focusing on the logistics of the job ahead: starting location & staging areas.
  • Contract & Permits- we will work with you on finalizing the contract terms. We will apply for
    any required permits.
  • Start Date – we establish a point of contract and establish a start date.

Once you are ready for us to get started, there are several items to keep in mind:

  • We assign a project manager to oversee the project. He is responsible for supervising the crews, cleaning up the jobsite protecting windows, door and shrubs from falling debris, and ensuring project safety. He also keeps counts and photos of any deteriorated items in need of replacement, such as plywood.
  • The first day of the project entails delivering dumpsters, materials, port-a-potty and, in some cases, a storage trailer and a lift. These items are placed on staging areas agreed to at the pre-construction meeting.

The success of the project lies on communication between all parties involved: property management, engineer, residents and our personnel.

We keep the line of communication open so that everyone in on the same page and aware of the progress.

It is our project manager’s responsibility to ensure all workers onsite are following the direction of the
manufacturer installation requirements.

The project manager will make sure the jobsite is cleaned up upon completion of the work. The work areas will be gone over with a magnet to eliminate left-over nails or small debris.

Upon completion of the project we prepare our close-out documents, including the final invoice and warranty documents.

We will submit final invoicing to engineer for approval. We will provide a 5-years labor warranty and register all manufacturer warranties, as per contract agreement.

One of the last step in ensuring that all inspections have been completed by the township inspector and any applicable Certificates of approval are forwarded to the Association.
